Q: What Upgrades are Necessary Before Putting the Home on the Market?

In reality, there are not a lot of upgrades that are truly necessary on any house. A fresh coat of paint and shampooing the carpet are nice touches, for example. You don't have to invest in a new kitchen to make a sale.

Q: What is the Value of My House?

By definition, a home is worth what the market is willing to pay.  The market value depends on a number of other factors, from size, bedrooms, bathrooms, amenities and location, location, location. Comparable (a.k.a comps) properties in your area are the best way to gauge the property's value. A good agent can provide you with the details of the comps in your area.

Q: Will it Take Long to Sell the Home?

In most cases, the average number of days between when a property is listed and when an offer is accepted depends on the location of the home.  For example, in San Diego, California, homes are on the market for approximately 31 days days in September, 2018 for a detached home and 29 days for an attached home. Your agent should not let the property dwindle for too long because buyers' perceptions could change when a home doesn't promptly sell.

Q: Do I Need to Stage the Home?

Definitely stage the home by removing personal pictures and clutter. These details drive sales because buyers can see themselves living in the home. Too many personal items takes away from the fantasy.  You can either stage the home yourself or hire a professional.  Typically, agents have those relationships already established.

Q: Do Sellers Participate in Open Houses?

Ideally, leave the property for the day when there's an open house. Create the fantasy home that buyers are looking for in the first place. Buyers must feel comfortable about asking questions and offering comments. By you leaving the home (and in the hands of your real estate agent), you remove any emotions from the sale too.

Q: How Much Commission Does the Agent Make?

Agents work hard to sell your home. On average, they make about 6 percent of the home's selling price. Remind yourself that they're marketing and showing the home with their experience and skills. Their commission comes out of the money made above and beyond your current, mortgage balance. The buyer's agent is also paid through this commission. Also, think about it this way, if it takes 31 days from listing to the offer being accepted, then you need to include time for it close including appraisals, escrow, inspections, etc.  it could be anywhere between 60-90 days.  I your agents makes $12,000 commission from the sale, it really only breaks down to $3,000 to $4,000 per month for the time they have spent selling your home.  There is a lot of work that goes into marketing and legal documents...something you don't want to be liable for; let the agent take on that liability.
